Just from the little you wrote, it's pretty heavy on the red flags. 60 days on the market (depends where this is whether that is a lot or just fine, but definitely overpriced at this many days) plus no sold comps.

Note, even though you may have a per-transaction fee or unlimited transactions, it looks like pretty much each transaction will still have some additional associated fees for things such as AHC/wire or expediting docs, but they seem reasonable.When I was setting mine up, I was told that the flat fee isn't charged until your first transaction.

Had someone in mind who I thought would be great but he wants to add fees that I feel are unfair including $200 admin fee (on top of credit report fees) and mandatory 41.45 monthly for enrollment in their program which includes rental insurance and hvac filters, identity ins, and a few other little things.I've managed to keep costs pretty low for my tenants but realize I've been cheating myself. one is buying.

You really want unbiased investor advice so I would focus more on the responses that are from investors (or anyone) living in one area in their bio, but telling you about another area that the invest in where they have no vested interest.It's not to say that all agents are spamming, most is pretty reliable advice on their area, but it's still to be considered with a grain of salt.You are giving everyone too wide a scope to help you - anywhere in the US, and then limited to the Midwest (huge), and others.
