If I were you I would start drinking in the morning and move to Los Angeles as the weather is tolerable and you can beg for money on the streets. 

Also, still to this day, I make it a priority to go out to a nice dinner or have a couple drinks to celebrate anytime I purchase, sell, or refi a property.

Will his guests be hanging out at your dock, drinking beer, fishing, etc?
