I would talk to an accountant about future planning for any REI investments for your 1031 questions & to discuss depreciation for rentals.

It's a great way to increase your net worth and these loans can also be used to pull cash out of a property as it appreciates allowing you to reinvest money into new deals.Happy to connect to discuss further. 

As far as ethically that is part of my nature and I don't care for the aggressive (potentially predatory) strategies discussed by others, but I see value in offering a transparent and convenient service with lower costs and faster turnarounds than traditional MLS transactions. 

Before doing so I spent hours on the phone with Marco discussing the loans, use of funds, risks, management teams...I also spent time researching Marco and Norada.

I will say that from my discussions with the City during my due diligence, they really seem to be cracking down quite a bit on STRs.
