If you would, please elaborate on the different types and the advantages and disadvantages of each type and which ones would you recommended pursuing as a newbe.

Im 20, and I just started 6 months ago.I used to think being young was a disadvantage starting out, because I thought people would talk down upon me.However instead of looking at the negative, I realized being young is an advantage, because most adults I talk to say you remember so much more of what you learn at a young age, and you just have a lot more energy to go out and do things.I just go in with that attitude now.

The only disadvantage was a 43 hour travel day returning home from alarm to bed including a 16 hour flight!

Younger investors may be at a disadvantage due to experience in the market.

There are a lot of different software vendors and each has its advantages and disadvantages.

I think anybody can make money anywhere using damn near any strategy if they know what they are doing ... so a lot comes down to personal preference, but also certain strategies have certain advantages and disadvantages in different markets and different points in the RE cycle.

If one party brings an attorney, and the other doesn't that sets them at a disadvantage.

The only way to combat this is with a much lower purchase price, where your high cap rate and low basis can overpower the financing disadvantage, or with some type of supplemental financing.
