If you don't plan on selling for awhile, then a new home is a great way to go.

We plan to rebuild, but our neighbors are aging and do not wish to go through a rebuild.  

Not sure where to go from here, so any guidance is appreciated.You'll probably get better advice here than from a financial advisor, who wants to sell you some mutual funds..

Additional Details:The property is in a desirable area with good amenities nearby.STR data from AirDNA shows decent revenue potential, but the lack of comps makes me hesitant.I’m looking for a balanced approach that minimizes risk, even if STR performance doesn’t hit expectations.If anyone has experience investing in Cincinnati or navigating markets where STR data is sparse, I’d love to hear your thoughts.

I didn't have a good team in place, and I had to go save the investment every so often.

I got 3 sellers leads out of 1 post and all are very different in their desires, but that is one of the themes I'm seeing. 1 seller even based his value off the Zestimate, and little does he know in the area, the zestimate is/resembles that of the ARV and NOT the current value. 

If you want to go the extra mile, adding something like Netflix or Disney+ is a nice bonus, especially for families or higher-end guests, but it’s not a must.Cable TV?

In my ideal scenario, I would do some more entry level projects to start off while I learn the ins and outs, but my goal would be to eventually work on more luxury flips - larger scaled projects in more desirable neighborhoods (though fewer and farther between).  

Not much in the way of updates, except for meeting with lender in December to go through some scenarios for the multi unit ground up build.Very excited about this.I am also still on the fence on the design aesthetic.

Even if someone gives you the lay of the land, you would still want to go there to see for yourself, just as you would definitely have someone come check out Dorchester to see what they consider safe and not safe.
