In some cases the idea that you do screens on your applicants scares these folks off (it's not unusual that applicants that know their credit history stinks will deliberately seek out private landlords hoping they DON'T screen).You're not doing anything wrong except, perhaps, not doing enough phone screening to weed out those folks who wouldn't meet the criteria you've set (you do have criteria in terms of no history of evictions, income at least so many times the rent, etc. etc.. right?).

This will give you protection now and allow more deliberate thought on LLC, C-Corp, LLP,....

It never goes away unless you are deliberately paying extra against it.

Yeah you guys confirming my thoughts....that the LO is a slight step above a complete fraud and the 3rd party underwriting company deliberately sabotaged this loan just because they decided they didn't want to lend on a mobile home to a Hispanic buyer...and they decided this at the last minute after ever conceivable hoop was jumped thru with flying colors. 

Before you look for software, you should deliberately spend time listing everything you do and how much time it takes to do each task in a given month (some things only occur once a month, like reconciling accounts).

I would suggest being very deliberate when writing your descriptions.

You can then slowly and deliberately fix up if you need to, make rental ready, and learn the small peculiarities of buying a house as a rental vice a house you plan to live in forever.
