I have heard about the cottage industry over there that enjoys fleecing out of state investors and could use some guidance with vetting team members.

We have rehabbed a couple of cottages in the old mining town of Butte, MT.

Covered up to $250k.It does not matter if it is a 600 sf cottage  or a 5000sf high end home with the best finishes. it also doesnt seem to matter how high the actual house sits on  the  property (or the elevation of the house. 

Above that loan balance you may have access to some government cheese loans (Freddie Mac Small Balance and the Fannie Mae equivalent, to name a couple). 

I purchased a $100 veggie/cracker/cheese tray both times and people ordered their own drinks and some people order meals.

What we do provide as well is a few water bottles, and a couple packages of snacks, goldfish or cheese crackers and cookies.

If you have a family you could look into duplexes, or single families that have a natural dividing point (basement, attic, cottage, mother in law suite), to keep your space more private while still getting the benefits of House Hacking.
