I'm leaning towards a darker wood, I believe you're correct on grey flooring not withstanding time and is a recent fad that will go away.

They come in waves from this “company,” often multiple times per day, often from sequential numbers, a wave lasting for weeks at a time.

So here it goes....I bought first single family home (2000sqft) 2 yrs ago in Cedar Park, TX area during peak of market craze at 5% 30yr fixed for around $540k (spent about 10K more replacing hvac etc) with monthly payment of $3600-$4000 and the market corrected sharply to a point comparable homes are not selling even for 440k with a nice pool in them.

When they are new they come with training from somewhere else and often that is bad training and needs to be corrected.

Failing to budget correctly for repairs or not accounting for unexpected expenses can cause you to go over budget.

I believe WWC and my goals are aligned, however with these high upfront fees, it appears the general partners would do well with or without the asset performing, which risk is there with potential market correction coming.And, I see what you mean, WWC seems to be doing well with their system, so they may be squeezing more juice on deals now b/c they deliver for their investors.

Seems like we’ve been wrong in this endeavor as much or more than we’ve been correct.  

We always use one in Florida, and taking the correct actions now is cheaper and faster than anything else.
