Doing a full gut renovation as first real estate investment is not for the faint of heart. 

For me, my why is creating a generational change for my family and being able to give the way my heart desires.

Flipping from a distance is not for the faint of heart, especially if not experienced.  

The safe play for me is probably to just buy an Investment property in Buffalo (I already have a good relationship with a PM here who would be a great resource for me), but for some reason my heart is in Ellicottville - the idea of being able to use a property as a vacation getaway for a week or two a year and then rent it out the remainder of the year sounds super appealing.

I have about 30 years of construction management and I held a real estate broker license for about 30 years and I might sound opinionated but I'm speaking from my knowledge and my heart about this. 

Stilwell is a newer area and it's far south from the heart of Johnson County.

Not for the faint of heart. 

I'm heart broken right now cause sellers just decided to cancel the house right before the closing, our closing supposed to be on September 8th and I'm really sad depressed right now, agreement were already signed by both buyers and sellers the inspection were already done even the bank said okay to buying the house. when we asked the sellers why they canceled the deal they said because they has to pay IRS 40k and Government blocked the deal and they can't sell itis there anything I can do cause we wasted 3 months of time and $200 for inspection and we'v also did the insurance for the house.

Fortunately, this industry is chock full of kind-hearted people.

Nobody ever promised me when I got into it that the business of real estate was bursting at the seams with deeply moral actors who had clean hands and pure hearts.
