My experience has also been, unless the operator is well known in the area and have other stores, they go out of business quite often, unless well capitalized.Cash Check businesses often do well, assuming municipalities don't enact stringent usury laws limiiting interest rates.Barber shops have been historically strong; although, the recent downturn weeded out the average operators and a lot of "consolidation" took place.

When I used Detroit as an example of a city I would not invest in after looking at its future through an economic lense, my information was based on Mayor Bing's plan to reduce the actual size of the cities infrastructure and services by 1/3 or more and consolidating the population into roughly 9 neighborhoods encompassing 45 square miles.

See if you can get them consolidated, there are some programs out there but be careful and read the fine print, lots of rip offs playing on students.
