You are likely thinking of BRRRR just to get an asset in the box, but your scale with high rates and low inventory might still point to selling to the buyers who are still hungry and renting.

We are actually doing the remodels, so we are the end buyer.

Now appears to be the start of a tipping point where people want to sell, but there aren't many buyers.

Use another realtor who will be your friend when you sale as your buyers agent.  

The idea was that the buyer we were financing to would fix the properties up BEFORE moving in.

Love the idea of helping out a first time buyer, may run into trouble if she's not the primary resident, check w/ lender but I don't think that'll fly w/o more of a down payment.

They basically are requesting private lending for their rehabs, say 35k, with a promise of a 60% roi in ~50 days with a committed buyer the ARV.

If you find a good buyers agent, they will know all of the wholesalers.
