I've seen a lot of investors burned this way.

It includes a 3-bedroom, 1-bathroom ranch house along with a private street hosting a small mobile home park with 5 units of which are owned by the seller. 

I'm also trying to see if I can get them on a mobile nurse list, another great demographic that's short term and will pay a premium. 

Standalone brick and mortars like compass are the ones that are burning through money and taking it from the agent and customer

What it seems like you are doing right now is stretching and rushing.You have a good nest egg for your annual salary, you don't want to burn that all and have to wait a few years to build it back up again.

If a STR has a typical homeowner's policy and just Aircover, and the property burns or a tree falls on the home, it will not be covered at all because it was operating as a business under a homeowner's policy.  

I think house hacking is the easiest way to build wealth over time and I would hate to see you get burned out on a riskier investing strategy before you get started

Does anyone have experience developing residential communities with prefab/modular homes (not mobile homes) or know someone who does?
