I work with out of state client who use all types of methods.

Reduce labor expenses, you increase disposable incomes, reduce cost of goods, reducing cost of finished material goods, creating a compounding effect of savings that all culminate in a significant reduction in cost of housing production, increasing production capacity, increasing affordability, invigorating economic activity, raising tax revenues via the Walmart method of volume over profit margin..... 

The method is simply different.

While the market is stalling a little my wife and I are considering the "Shred Method" to pay off some of these properties faster.

Credit checks, collateral, and other methods of ensuring repayment are largely up to you, but are generally recommended.

Do people use other methods than this? 

I used David Greene's remote investing method.

I have been running the numbers for all different strategies (rent by the bedroom, BRRRR method, etc.)

I of course want to avoid this, and was wondering the best method/ information i needed to avoid this stereotype.
