Its bones are good, it's in a fantastic sought after, no crime, quiet neighborhood. 4 bedrooms, 2 bathrooms, 2100 square feet, just needs cosmetic upgrades but nothing major and college kids don't care about that.

Because they can understand the true cost to renovate a home and know the numbers so they know what they need to get it under agreement at, make some $ and leave enough meat on the bone for whoever buys it
