That said, I do think you're in a great position to make it happen if you're strategic.

And someone living with 6 others is in a financially difficult position so money really matters.Here's what's crazy when you can get this strategy to work....A lot of 4 bed single families could cash flow $500+/mo with this strategy. 

They have made posts on this forum about other methods they use but everything I have read has not been positive & mentioned the expense.Land Flipping 101.

With $23k and potentially more, you're in a good position to start looking for investment properties, especially in Ohio, where property prices can be relatively affordable.

They could positive cashflow and i believe there should be good rental demand from student population but i am not sure about the scope of appreciation in the area.
