My wife and I got this piece of advice early in our investing career and, to this day, we both look at each other and say "NEXT" in unison whenever one of these myriad annoyances occurs.

For personal/family reasons, my wife and I need to move out of state sometime in the next 12 months.I’m trying to figure out what to do with this property.

The first property is a condo, and my wife and I own 90% of it, and my brother-in-law owns 10%.

Buy and hold works and has successfully built what my wife and I need to live and retire on. 

Due to more favorable loan terms (and a bit of impatience/ignorance on my part) we went the traditional financing route for the property, with my wife and I both being on the loan. 

My wife and I have a 2 unit STR in Portland, OR.

One of my criteria for investing is not to buy in any area where I would not feel comfortable sending my wife to collect rent in the dark.  

I work , my wife works , my cars are 15 years old .
