Lots of new investors hack duplexes without permits, but it always comes back to smack them in the face when the city finds out.You are reading what you want to hear and not trying to make smart investments.

Thought about using that equity to buy a larger apartment complex but from what I've seen most of them in my price range <3m barely service the debt. 

More importantly, though, I think it comes from being willing to push back and put in the work to find solutions to investment problems, rather than just accepting an answer at face value.

Finally, if the IRS tells you this scheme is invalid, you could be facing massive back taxes and penalties.
