Applicants offer to pay a full year in advance to jump in line ahead other candidates or to distract you from looking into their background too deeply.

Instead of lowering my standards on background checks, I waited a bit longer for the right tenants just like you suggested.

I like to use data, coming from an engineering background, and I see the data and trends over history, this can be used as a guide only to help with investment decisions (it’s not a guarantee but another tool to use). 

One that helps lease creations, screening (background checks, etc), and possibly even the advertising on different platforms like compass. 

Your background as a licensed property manager in the greater Asheville, NC area is impressive, and your proactive approach to finding property managers looking to retire and sell their book of business is commendable. 

Either way though, you will want to have an experienced person with a strong construction background to run your project.
