You could let her know that you are too small to make reasonable accomodation if the stairs become an issue, but probably not worth it.As far as rent to income ratio, this is something you should set before you start taking applications, then stick to your standards.

The LO I use for my investments can have you pre-approved same day if you submit all the necessary documents (pay stubs/W2, credit report, loan application, bank statements).

Personally we wouldn’t want the tenant trying to find a new person to fill the lease, as we think we have a better idea of who we want from screening applicants and we have a way to advertise for them.
