For those following along at home, that language is found in Title 10, Chapter 1, Article E, section 6 (or 10-1E-6) in the municipal code.It reads: "The renting or leasing of real property for residential occupation for periods of time less than thirty (30) days is prohibited in any zoning district within the town, except as permitted in this title for hotels, motels and bed and breakfast inns."

Unfortunately, those that do not allow a ppp will often raise the rate or charge origination to offset their risk of having no PPP on the loan product.If anyone is interested in the Ohio statutes, you can read the summary with links to specific statutes here:https://com.ohio.gov/divisions-and-programs/financial-instit...Interestingly enough, the PPP statues only apply to 1 or 2 unit residential homes with a few other "ands" in order to meet the criteria.

The problem with insurance/surety bond model is the resident is paying a non-refundable fee each month (or one-time total) and they don't realize they still owe the damages at the end of the lease.

True non-recourse is extremely rare when investing in small commercial or residential properties and frankly does not really exist at the feasible LTVs most investors are looking to do.
