There is an ASTM standard for testing the paint adhesion to the tile, which needs to be done to make sure the epoxy will stick to the tile. 

I put 1" isofoam (for insulation) and anchor it to wood (8"-16" on centers), Then the roofing adhesive (there is a lot of brands and cant remember what Ive used off the top of my head), but its expensive like $150-$200/5gal. 

In the end there isn't passive residual income you receive while not hustling and working.  

When the market is hot everyone eats even the people that are not that great at what they do because they get residual buyers and sellers in the marketplace.When market sales volume goes down and many are in a hold position then you have less sales to go around.

Start getting monthly residual while getting the continued tax write offs. 

On top of the fact that, even in a community that had a residual reputation for maybe being a little bit snake-like (thanks gurus), most people were genuinely pretty amazing and (to me) super knowledgeable about real estate. 

@Shawn Walters If you sell and have a blast making a lot of money on those sexy flips, what will you do with the money that will give you residual income? 

You could also offer to let the offended tenant out of her lease if she is not happy.I gave one set of tenants in a duplex a stern email when I smelled it but that was mostly due to the fact that I had a vacancy in the other apartment and had a lot of prospective renters coming through for showings.The other concern here would be smoke residue messing up your paint job and leaving an odor that lingers.

Ultimate goal would be to replace our current income with residual through rental units.Have been searching the forums for awhile, and kind of curious if there are other investors who go out and flip in markets that are not where they live and invest in markets remotely.

Also peel and stick and adhesive options for much cheaper but those are much thinner and feel cheap.
