If you can train and motivate the newer agents and make them successful and are offering nice splits, then they'll stay and make you money....if they're not making money, they leave or split doesn't matter to you in the end, because if they are not selling, you're not making money either.Obviously taking a cut of each agent's commission can be very lucrative, but it is work to recruit and retain agents.

Sometimes damage because they either don't know how or don't care about how to properly take care of a house.I had tenants in a C-class, though safe, neighborhood earlier this year who completely ruined the kitchen counter tops because they put hot pots/pans directly onto it and would also cut directly on it without using a cutting board.

I agree, be careful using the subcontractors that Lowes provides for the additional reason that Lowes gets a cut of every deal increasing the cost of a renovation.

In our company we occasionally send clients or people we work with "thnks" and they are e-gift cards to various places, often tailored to fit the season (ie, holidays) or a bundled product with a cute name ("Sweet Treat" THNKS might be a starbucks giftcard for the exact amount required to purchase a mocha and a cake pop).
