You need to study/read how to screen tenants and set standards.As a example a 650 credit score may be stellar for a C class property but only average for a B class.

Of course not everyone is going to use property management but the numbers aren't adding up on a lot of A-B neighborhoods.

(why I said a duplex with 2 units renting for 850 would be more reasonable)For a B, C or lower level property, I can see that being a much bigger number based on the tenants as well.

And, I would suggest that some of the areas of DFW which I classify as "C" neighborhoods would easily be a "B" in other large metropolitan areas.

I have not lived here all that long but in my former state we did this all the time, provided that the A-B close was contingent on good funds from C buyer.Thanks so much
