And if I rmember right Benjamin you did the exact same thing and controlled your mortgages so you could access refi money that much more quickly.

Buying quality assets with a larger amount down, making improvements, and paying off debt could get you there relatively quickly. 

And I don't know what the cap rates are in the area for SFRs, but I did a quick Redfin search for a small multi-family home in the area that's turnkey: https://www.redfin.com/VA/Richmond/1622-N-31st-St-23223/home.... 

With this timeline approaching pretty quick, do any of y'all suggest sticking it out until I find the right multi-family or would you jump on a good single family I can turn around and rent out down the road.
