Fingers crossed for retroactive application lol@Joshua Thompson totally, I just wanted to update everyone on the status of extending 100% bonus depreciation (since this is also a focus for our clients) and provide a reference to creditable source. 

When I became aware I had to severely change my rental criteria from "dude, you seem ok to me" to Show me your references, job pay stubs, credit history with no R2's, ete, etc, etc,.

We don’t have videos (unless you are referring to the ONE short whiteboard vid we made) and we don’t have email campaigns.

@DeAndre MasonIf you are only 2 points off being able to accomplish your financing, mortgage brokers should have resources to refer you to be able to boost your credit score.  

She had great references, but I think got too many houses to keep up with and was in over her head.
