If I were you I would look into the possibility of starting off with a house hack.

That means it takes forever to pay off the mortgage meaning you're paying a mountain of interest. 

Paid off real estate cash flows extremely well.

Sounds like there were some lean years but your persistence has paid off big time in terms of appreciation on both rents and home value.
