Commercial will be monetized based upon revenue potential's, and fact is affordability in most places is pressing the glass ceiling, or broken above, that affordability measure that will only go higher as median incomes go up. 

I liked this property because much of the CapEx was done, but I'm pumping the brakes if the roof isn't going to last longer than 10 years.The property would cash flow about $300-$400/mo net with initial projections as a long-term rental, but I'm not sure what the insurance cost would be now.

Not sure how strongly they would try to persecute err I mean prosecute over something like that in Cali.I think you pretty much have three choices:1) Get your license and risk the fears you stated.2) Not get your license and continue to not be able to monetize those leads.3) Not get your license make an arrangement with an agent that is most likely going to be at least technically illegal.

For ranch owners: Would you consider opening your property for recreational activities such as hunting, camping, or private events like weddings to get your ranch monetized?

The only problem I see is that they will keep trying to monetizing their platform going forward.

It seems like you are exploring different ways to monetize "land" (or specifically, parcels).

It is shocking that someone was still monetizing that service.
