Similar to @Brandon Turner, I find deleting instagram and facebook apps until I absolutely need to post helps me stay focused and operating on the right tasks.Hope that helps!

Take advantage of Bigger Pockets, Facebook groups and even Instagram to meet like-minded people. 

The tenant that will leave without a forwarding address will often post thier new address of job on Facebook or Instagram.
