We started saving in a 529 when my wife was pregnant...... we make good $$.....we have enough to send him to a moderately expensive school with no issues...... make too much $$ to likely get any financial aide....He play football and want to play in college, so that is factoring into his decisions.....he's good but not good enough to get any decent level of scholarship $$....grades are average so not much help there either....My dilemma...... he really doesn't have any real clue what he wants to do or where he wants to do it.

I also disagree that I “might have to pay the wholesalers full price the first time” when the ask price is high, the ARV is a fantasy, and the estimated repairs must include 2nd hand materials installed by undocumented labor.

4 months ago I quit my 9-5 job 1 month ago I decided to pack everything and relocate to houston and pursue my passions in financial literacy, football training and real estate.I’m involved heavily in the first two but it’s my goal to leverage some of my free time towards finding a property that I can fix and flip in the next 3 months.The tricky part is, I want to do it with a property under 10k with max 15k in repairs.... is it possible?

My guess is either a crem-de-la-crem private investigator agency that has 3 sassy hot young(or whatever gender floats your boat) women investigators working for him, that he only talks to over voice conference OR Nick and his little person assistant run a tropical island resort that fulfills their guests fantasies.

I tend to search for events, spring break for local schools, football game weekends, holiday weekends, University graduation, fishing tournaments ect.Anything that drives uprental demand for my area so I can adjust my prices accordingly.I like how HA/VRBO allows you to annotate these on the market maker tab so you can remember why you set your prices higher than normal.
