This is acceptable as long as the holder of the SDIRA is not related to the borrower and otherwise not involved in the project either directly or indirectly (i.e. the holder of the SDIRA does not own a company which is handling part of the renovation).

PS one of my very short stints was attempting to sell dental equipment door to door.. you know high speed drills low speed and delivery systems and chairs and lights etc.. sit down dentistry was just starting to take off.. turned out Dentist before that had a huge problem with back aches.I worked with a start up called healthkit.. they had a delivery system way ahead of its time.. it was all numatic and was used in the military because the holder of the drills was solid aluminum block 2 X 2 X 6 with no moving parts.. unlike in those days the ones that looked like something out of a sci fi movie and would break all the time.. but of course ours was the most expensive and well .. being that and being the industry was very difficult to sell.

In Florida the bidding starts at 18%After two years if the taxes are not paid the lien holder can file for foreclosure on the property.At the auction the starting bid is for the taxes owed on the property.Of course there is a lot of research in dealing with these types of auctions.

Then an Automatic Stay goes into effect that stops the foreclosure without a court OK.Depending on which Chapter of Bakruptcy is filed, the mortgage holder has a few options some as set out above.A sale of the property would have to be reviewed by the court as to price and if it is in the best interest of the "estate" (debtor's bankruptcy)What did you mean by "It sounds like the possibility of getting the property goes down the tubes when either of these bankruptcies are filed.
