Without further ado, here are our house rules:- No smoking of any kind (tobacco, marijuana, vaping) allowed anywhere on the property.

It also had a mobile home that the farm worker lived in.My family didnt intend to live there, we had a nice house in town. the plan was for me to work there in the daytime. 

She took a big pay cut going down in hours and pay from the hospital setting but loves the daytime normal hours. 

@Mauricio QuintanaHi Mauricio,In terms of the part of your question related to when to show the property, I have found it works best to set a specific day/time of the week (i.e. 2-3 on Saturday) that you will be present on the property to show to whoever is willing to take a look.

I see discussion about smoking and no-smoking in rentals.What experiences/issues have you encountered due to vaping in your properties?

There was nothing good the following day, time wasted as we put in the offer on the peppery we liked, but a day later. 

I would stay away from vape shops as a tenant.

I hope to get to the point that I can do MORE of the remods that I am comfortable with, just not ready to leave the day time job yet.Being proactive is definitely the way to go. 

You can literally "drive" the area virtually and get an idea of the area, type of neighborhood, daytime activity, and get a look at the outside of the house.
