The priority is finishing the basement.We are needing some input on if we should go ahead and move forward with this HELOC to help fund our future renovations/future investments or if we should be using our own cash.

Local MLS AccessHaving access to the Multiple Listing Service (MLS) allows you to stay ahead of new listings and price changes.

What would be nice is also to have someone on more often who has been around a longer period of time (ala pre-2008) as most people in real estate only know the good times and what we have ahead of us is not the good times.

What will change is instead of clicking to "get an agent now" and zillow/realtor selling that to a Buyers agent, they will be contacting us directly, the listing agents. 

Looking ahead, have a knowledgeable mentor, investor or inspector look at some of these properties, ideally with you in person.

So you are ways ahead of where I was when I was 18, that's for sure.

Add a "Long Term Stay Policy", so a long-term guest would need to cancel a month ahead.  

Go ahead and be willing to put in the money toward a good contractor if you're not doing the work yourself.

I want tenants that pay on time and take good care of the property...... other than that I could not care less what their political views areUnless those displays are damaging your property in some way/shape/form, leave them aloneGo ahead and put it in your lease...... tell your tenants what the can/cant believe politically.... see how that goes.... hope you have a good attorneyWow... have we really come to this??
