Your insurance carrier is supposed to report to your lender any changes in the policy (the lender is a "named insured" on your policy)It's not difficult to change over your insurance.

@Alexander Kempf formal education is one of the stepping stones in your real estate carrier, you have to make sure that you’re educating yourself with great, relevant content on multiple platforms, podcasts, books, meet ups , seminars, mentors, Youtube, etc. there are many ways you can get educated, but the best education is walking the deals, talking with brokers and sellers, underwriting the deals, etc.

Residential insurance policies are fairly standard across all carriers.

That carrier, American Modern Home, may write in your state. 

Many carriers that cover apartment buildings will not do the rooming houses. 

I don't drop or miss calls like I did with Googlevoice, since it uses my carrier line rather than voip.They have a 10mnth plan for teams that does a ton more, but seemed like overkill since its just little ole me!

Mail carriers know the vacant properties and can be a good source of leads.
