Thanks for the advice - You are right, a situation may/most likely arise that will eat into the cash reserves but I plan to offset that with my own cash injections from time to time to keep the accounts building up for the next downpayment to keep the plan on track.Are there any other thoughts, comments, questions or concerns?

Mine is to invest in multi-family real estate in a "low tax" state that needs some capital injection in order to become stabilized.

Account Closed Currently in a partnership myself and what I'd say is ensure you guys create a new LLC stipulating initial capital injections in the front end and profit splits on the back end.

However, given the 100% purchase, you'll have a tough time finding a lender to refi the deal without a serious cash injection to lower the LTV.

Total Gross Annual Income (Projected with vacancy)-Operating Expense- Annual Taxes-Insurance-Mortgage (I know, I know, I shouldn't but I do)This gives me a rough RETURN by Dividing by My TOTAL POTENTIAL CASH INJECTION.

I've read the chamber of commerce posts and found where the city is injecting money but those areas don't attract very solid renters.  

He needs a cash injection to pay some medical bills.

There are other types of loans that require less injection, but most require you to move in and live there to qualify.You don't need 2 years in the same field to qualify for a mortgage unless you're 1099.

Now, lets say you have some buy and holds in your portfolio (which it sounds like you might) and those holds have equity in them, you can pull cash out and use that for your 15% injection.  

From there, you can inject your own capital or talk to your investor network to fund the equity and pursue the deal.Good luck.
