Every time we have a phone meeting , something that was supposed to be done last week is still not done.

I would say it would take most people a week to even learn the portal and how to run our website, unfortunately. 

We used a service and a proven letter, I mailed every month for 6 months, actually alternating 500 every two weeks, so I had more time to follow up with the usually 30-ish responses. 

Ideally, you should be able to see progress every couple of weeks.

If you want to be nice, don't charge a late fee for the rent as she pays it late over the coming weeks.

Hi Jose, I first heard about Backflip a few weeks ago, and I haven't run into anyone who has funded a loan with them yet.

@Tanya Maslach Since it sounds like you're not really using a property manager - connect with whoever helped you purchase the property to see if they know of a leasing agent or showing agent that you could reach out to help hold the property open to tour at least once to twice a week for an 1-2 hour period on weekends. 

I'd told my agent this a few weeks ago, and my agent told me technically he is owed a 3% commission but he won't hold that against me since it's a family member and I'm starting out.

Life happens and people get busy or someone gets sick, so it may not be a red flag that they took a week, but it shouldn't happen again and again.

As for damages, everyone uses the house differently and it may not become apparent for a few weeks or longer.
