With 100% occupancy AND a waiting list, he is vulnerable to an influx of competition.

Which also means that the homeless veterans will not have 'previous rental history' for you to verify.At the end of the day all I am saying is that they (section 8 & VA-SH recipients) are still human beings and for anyone to say that they 'heard horror stories' & 'rumors' so they stay away from a federal program designed to help the most vulnerable & veterans in our communities is flat out discrimination by all means.As real estate investors, we are in an amazing position to do something we love, make a lot of money and help other people at the same time.  

The more options you have, the less vulnerable you will be in situations like this.

I’ve done it where I’ve gotten the property first and put it in the LLC second but requires you to have it in your name at some point, leaving you vulnerable to civil action during that time.

This can be difficult/awkward but is important to make sure the rules are understood and that you're not making yourself vulnerable to being taken advantage of with other lease terms.EDIT: Saw you just posted your lease.

But, from what I've read, re-surfacing seems like a bad idea for a rental because that process leaves the bathtub more vulnerable to damage and it starts looking bad after a number of years.I'd really like to save and keep this bathtub, but I have no idea how I can clean it and get rid of those things. 

It is all but impossible to do this at a distance and hiring a property management company leaves you open to the same vulnerabilities.
