Also, after searching for GSMLS for a while now and reading bigger pockets i have narrowed down to the following areas ( i know some of the areas below are virtually impssible to find a good deal in, but i am looking just the same), would you recommend me to stay away from any of these areas below?

I have done thousands of deals during my 30 years in real estate (in New York state as well) and I know very successful wholesalers, who live in Manhattan and wholesale virtually (nationwide.)Good luck!

There are companies out there that would pay top dollar for solid leads so I would start with the nationwide companies who have offices virtually everywhere.

the chances that the open market lets price's fall like they did in 08 to 2012 is remote.. you had a virtual collapse of flowing capital.. unless that happens again.. you will see the market doing what its doing stabilizing and coming back to historic norms which is about the .05% rule to 1.0 rule depending on market.

How you ultimately financed it, upfront when you purchased it (or how you might refinance it later) is irrelevant.Just do a simple search on the internet for depreciating rental real estate property, you will find a virtually limitless number of sources that can explain basic depreciation mechanics - its not rocket science.
