You could create a cheap website and drive traffic to it with SEO or PPC.  

Is there a BiggerPockets verion of a general business and franchising forum that anyone knows about.The sites I have found either don't see like there is hardly any traffic or the posters don't offer very good advice.I have a side business that is non REI and if I could find a online community that is as helpful as BD is for REI that would be awesome.

Upscale, great shopping, lots of traffic. 

This will not only add legitimacy to your business, but allow for increased traffic. 

i just did that and hated it (maybe cause 2 weeks after they left, i am still looking for a tenant). started 3.5 weeks before they moved. they were cleaned, but hated all the traffic that came through. then they were even telling the new clients that they are inconveniencing them!!

Hello AllI am an out of the state investor working in the Kansas city market.About two  weeks ago I listed a fully rehab SFH in Raytown Kansas city ( on 78th Ter )It is listed in the MLS ,The price is pretty attractive, photos looks good, high end appliances etc, however traffic and interest seems very minimal. we had only 2-3 showing. 

You don't need a high traffic commercial location, a really nice barn would probably do you, buy a resort, great place for meetings, LOL.   

Bonus points if you have them uploaded to your website so at least you get the traffic.

(footnote: they don't believe in email. so it wasn't an option.)THE SOLUTION:After spending the evening thinking it over, I figured I could offer a less "daunting" offer by presenting an "Option to Purchase" contract instead of a blatant "Purchase and Sale agreement with assignment clause", which would leave them locked in with me for 30 days.The difference in these two contracts (from my understanding), is that an "Option to purchase" contract would allow the seller to still sell the property to whomever they wanted, while I would also simultaneously be able to market the home at 0 cost to them for 30 days.If a buyer approached them with an offer that was higher than the one in my option contract, they would give me the opportunity to "match the offer", or I could simply walk away from the deal and they could go with the higher price.THE FAIL: As I was fighting traffic demons to get to their property by 3PM, I gave them a call to let the seller know I'll be there soon.
