Now if you go in the house and there is a XMAS tree and gifts all around it, then she took the rent money to celebrate XMAS and that is a no go.Also I have noticed that Paul is having his own financial situation and that tells me one of two things about situations.He is depending on this money to bail him out and if he does not get it then he himself will be in trouble.See that goes back to my principle of investing.

I have a gardener that mows, edges and trims the trees at my properties, and just recently one of my tenants was complaining about weeds growing in the flower beds and a vine that was becoming unruly.I now make it a point that the tenant understands, in writing of course, what the gardener is paid to do and what the tenant is required to do.One another note, I have addendums regarding, "smoke detector & fire extinquishers", "Info regarding Renters Insurance".

I was in Acupulco in the 70's,,the main houses there are 4 sheets of scrap corrugated tin nailed to a tree,,,and whole families lived inside!!

Just know from my experience and tons of other Investor with portfolios that would make you shudder...That the complete rental game isn't an easy one...Unless, it's completely self managed... that's ok, if that's your cup of tea...For me...
