We've come to realize that the Boston market is too tough and the numbers don't make sense (to even house hack), so just recently, we decided to hone in on Plymouth, MA... with the idea that it could be a good tertiary market to do furnished rentals (thinking short-term/AirBnB in the summer, and mid-term in the offseasons).

I am finding a lot of pushback from people that like the photos but then realize it is a "rent by the room" / co-living house and want their "privacy".

Lenders will typically only give credit per the terms of the agreement and any realized appreciation while renting will not be considered down payment (although will still benefit the renter/buyer greatly)

I am currently building a property and realized that that taxes from the sale are going to be substantial so I considered doing a 1031 then getting into multiple smaller properties then rent them out. 

People need to realize to get class action status is near impossible in many instances and the attorneys make all the money.

In my case, I was actively looking for a Equity Partner (until recently) to buy multifamilies in my city but I realized that a debt partner is way more convenience FOR ME so I do not have to split my return.
