@Ryan Snelson, I would be really interested to hear from several of the others here at BP that have spoken up about Carson to see if they had been "taken care of" in some form or fashion. 

One thing I've done is called a supply place (non big box - stay away from Home Depot or Lowe's) and ask who they would recommend.  

Probably the best way are good old fashioned letters (foreclosure, out-of-state absentee owners, dilapidated properties, etc.) 

You and I both know there is not much building in the area so supply will remain low. 

However, one thing is for certain, hotel valuations are hefty right now regardless if you buy or build, and there is a ton of new supply coming. 

"Report Rent to Credit" Services are in no shortage if you google now that you know the term.The second way to go "back in time" in a similar fashion is through another service called "Tomo Boost"...

How do I reimburse them for supplies and labor in a way that is still tax deferred?

-Madison proper, and the nice areas of Huntsville (Jones Valley, Blossomwood, etc) - simply because the numbers don't work well in these areas, limiting rental supply

Purchasing MHCs in neighboring states that have more business-friendly regulations could prove to be the key.And, of course, who can forget the good old cost-of-living and supply chain crises?
