It's a bit of investigative work, because most likely you will find that most or all of these properties of this size will be held by an LLC or a corporation -- from there, you can proceed on trying to find names behind those companies by searching in the Secretary of State filings in the state of which that company was formed.Once you have your list, start calling or mailing.If you don't want to spend the time doing this on your own, there are subscription based services out there that aggregate this data for you, but of course for a price.

If so the work they are putting in is pretty minimal (Basically just setting up a search/subscription and the MLS does the rest) so the compensation should be pretty minimal.If it's a property that has just been listed awhile but hasn't been cancelled/expired yet then they would just be compensated from the seller via the buyer's broker commission.

One things for sure when you invest in multi family housing in C or D class you can cancel your subscription to the lifetime channel because you will have more drama in your life than you can stomach Some examples I suffer through are ;Trashed units at turnover ,thefts of my lawn equipment,People dying , skunks crawling under the building tenants fist fighting in the parking lot people drunk screaming about their love life ,tenants trying to jump off the roof to kill themselves !
