Unless the other capital sources tighten up their lending (banks, credit unions & life co's) I don't foresee CMBS' influence returning to its former glory anytime soon.Hope this was helpful!

If you've got the money to cover the vacancy without  causing too much strain on your finances, then it would be perfectly safe to go ahead.

That's crazy.But also, I can't imagine having to pay a licensed plumber for a service call every time some little thing goes wrong like a toilet tank bolt needs to be tightened, and I have to pay $300?

I would suggest that your friend tighten up his process and put it in writing as an office policy in case he ever gets questioned about it.
