If that is not your speed, then peeling exterior paint or single pane windows will disqualify a property for an FHA or other low down loan and can make it cheaper.That is my strategy in my area.

I'd much rather have a tenant that agrees with my terms, which are very fair by the way, then to risk serious financial strain in order to keep a flawed program in place for a tenants comfort level.Maybe it's because I am new to things but I can't see myself ever letting a tenant dictate terms to me through the fear of vacancy.

Looking in the panel is better, just in-case copper was spliced onto the end of the wire run to attach the receptacle {rather than purchasing the more expensive receptacles designed for use with Al wiring.

I'm a fairly new investor: But I'll comment with general costs since I dont know how they change per region(I'm east coast). ballpark Costs: kitchen gut 20-30k (maybe less if you can manage all labor yourself), bathrooms 10k each, not confident enough about window costs and are variable (double pane, size etc), paint 2k or more, carpet 2-4k(size of house variable), labor???.
