There is no coffee shop within walking distance and very little commercial properties within walking distance.Not sure if its a pro/con but we are across the street from a large park with a public swimming pool.

The lesson here is when you are shopping for rates you want to do it as close to each other as possible to make sure you are comparing apples to apples. 

I recc NNN-multi-tenant large shopping centers that due cost segregation analysis at purchase to get maximum depreciation up front.

There are areas where you can cashflow well on multifamily properties, but there are other investment types as well that may feel a bit safer.

A brand new building with commercial space on the first floor could mean new restaurants, shops, and businesses for the neighborhood, all of which would mean the area would become a more desirable area to live, and your property price would likely benefit as a result.  

They aren't as busy as some other shopping centers in the area.

Im in the Metro Detroit market but while shopping Toledo I was amazed by the size and style of homes available for much less than a similar community in the Metro Detroit suburbs and it's just 45-60 minutes away.

Ironically, it is a much safer neighborhood than the one next door with a "lower crime rate".
