55 degrees on a summer morning is my idea of heaven!

@David Carrington  i hear ya there, i have some friends who are doing quite well in the New Heaven area 

I would add what it would cost to hire out property management, because heaven forbid something happens and you need a property manager to take over.

The first five did well, the sixth broke even, the seventh will lose money for sure, the 8th...I'm not sure yet.

Now after purchasing six deals with a seventh under contract I realize I have just scratched the surface and have much more to learn.

It's a little slice of heaven, but it's really put me behind the 8 ball to get it, along with the rentals we own, all paid off before I hit 60.I'm confident I'll get it done, and maybe even add another rental or two along the way.

I also suspect once it really gets going it will be tear down heaven lots of older pretty cruddy homes ..

Some of them, the really old ones in particular, have the old pipes that need replacing, and heaven-knows-what else.
