Hi Jonathan- We are also in Greensboro doing property management; fix and flips; STR and Mid Term Rental management; assisting local investors with finding, purchasing or selling investment properties, etc. 

If you go too low I would either recommend self managing or liquidate it. 

Time in the market is very important to long-term rentals and if you can learn to buy one good deal per year and become well-versed in Section 8 you will succeed.I like the model of starting with self-management.

STR can provide more cash (potentially), but its a high risk high reward strategy - if you invest in the furniture, staging, photos, and management or self manage, there is a lot of time and money invested.
