If you use bonus depreciation (cost segregation) this year that will mean in future years you'll most likely have less depreciation for that property.When to use bonus depreciation, section 179 depreciation, cost segregation etc. should be a conversation/analysis you have with your accountant either mid-year doing a tax projection or prior to your tax return being filed.Good question!

Since it’s also on a corner lot, it will connect the SoMa neighborhood (all their restaurants and business) to the Pettaway neighborhood where $15MM in new commercial/residential spaces are being built on top of a VA hospital remodel to 140-160 luxury apartments (70+MM rehab) that is just 2 blocks away.Willing to share more information at anytime.

As someone that grew up in NH, knows every corner of the state, has managed both LTRs and STRs across New England, and spent as much time as I can learning from others in different regions across the BP STR forums for years now I would honestly not recommend anyone invest in New England versus areas with far longer rental seasons.

The unique part is that the duplex is in the city and is on a huge corner lot that is 1/3 of an acre so could potentially hold another structure and the sale also comes with the neighboring lot that is smaller but is also large enough to build a structure.
