I stay away from historical buildings in general for all of the above reasons and more, unless it's a larger scale commercial building with concrete floors and great "bones" that can separate the uses/tenants better.

If you want to scale to bigger assets, then selling some and rolling the money into that asset may make sense.I would talk to @Dave Foster about 1031s, and look over all options.I know that I would refi the equity and buy the next deal.

I would do an average size home for about $300.If this is for a municipality, it will need to be a to-scale, flat 2D drawing for their filing purposes that includes every room - down to each closet.
