I do know permit costs on new construction is more expensive vs remodel.  

Im in Orlando & recently had my contractor remodel multiple kitchens.

I was house-hacking and remodeling it at the same time.

It was an expensive and extensive remodel project but it worked out great because of the AMAZING purchase price!

However, TIC is a real way people can buy in these neighborhoods at 1/2 or 1/3 the normal entry priceAre any Lender open to working through the full strategy of investing with the remodeler and then being prepared to finance the individual home buyers as well?

I found a pdf by searching "Georgia lead paint during remodeling" maybe that's helpful.Here in CA, I've done several early 70's home's, all with sheetrock & no lead paint.

I don't have the connections or will to do a lot of renovations or remodels - turnkey is my strategy for now in decent+ areas (C or better). 

While the cash flow looks attractive, I am concerned about the long-term viability of the investment since the location is not ideal and these are older, albeit partially remodeled, mobile homes.
